§ 22-405. Community Facilities.

1.The Borough Council shall determine the need for additional community facilities to serve the proposed land development.2.Where deemed essential by the Borough Council upon consideration of the particular type of development proposed, and especially in large-scale residential developments, the Borough Council may require the dedication or reservation of such areas or sites of an extent and location suitable to the needs created by the development for parks and other purposes, in accordance with the Borough Comprehensive Park Plan or any individual Borough park master plan.3.Areas provided or reserved for such community facilities shall be adequate to provide for building sites, related activity areas, landscaping and off-street parking as appropriate to the use proposed.4.Where a proposed park, playground, or other public use shown in the Comprehensive Plan is located in whole or in part in a land development, the Borough Council may require the dedication or reservation of land within the land development, in those cases in which the Borough Council deems such requirements to be necessary in accordance with § 22-500.
